Second story addition to an existing single-family home.

Black Top brought with it a unique design challenge. The goal was to add more living space into a cramped attic. The existing attic space was limited to two small bedrooms and a small powder room as a result of low ceiling heights. An additional challenge unique to this project- the existing house was positioned on the site in such a way that it encroached zoning setbacks on three sides. We arrived at a solution by modifying the existing roof line and carefully adding dormers on the northeast and southeast elevations. The end result is a three bedroom/ two-bathroom configuration on the second floor. The second floor or attic space was merely an afterthought before our intervention. Furthermore, moving the bedrooms and a full bathroom upstairs facilitated in opening up the first floor and allowing it be strictly dedicated to living, kitchen, and dining space.
